Puerto Peñasco,
also known as Rocky
Point in the U.S., is experiencing huge investments that are
transforming the once quiet fishing village into the Cancun of the
North. Only a three-and-a-half hour drive from Phoenix and Tucson,
Puerto Peñasco is undergoing tremendous development and attracting
U.S. and world investors to her beautiful miles of endless beaches
and blue water. While foreigners may not own land on the Mexican coast, they may acquire properties via trust vehicles, and through long term leases. The typical American mortgage is not normally available in Mexico, but developers are now extending financing on new purchases in the new condominium and resort developments being built in Rocky Point. Developers generally ask for a 30 per cent down payment, followed by contracts to pay the balance over 15 to 25 years at competitive interest rates. The Mayan Palace Resort in Rocky Point recently offered a 5.62 per cent interest rate, which is almost unheard of in Mexico. This rate will not last long. Others are not so generous. The rates are subject to change daily. The prices of properties in Rocky Point are climbing almost daily. A week delay in the placing of an offer on a $300,000 luxury condominium could result in a $20,000 increase in the price a week later. Do your due diligence, and then act. Many of the properties and condominiums may be rented to others. Rental properties are generally occupied for nine (9) months out of the year. The passive rental income, in many cases, greatly offsets the price of the property. Brand new two bedroom, one bath condominiums, complete with central air-conditioning, refrigerator, washer, dryer, and ceiling fans can be acquired in the $70,000 to $100,000 range. The new Las Rosas development is about an eight minute drive from the luxury condominiums on Sandy Beach. They are going fast. Construction of phase two should be complete in about four months, in January 2006.
